The Energy Performance of Buildings Directive came into effect in the UK on August 1st 2007. The legislation requires all domestic properties being sold to produce an Energy Performance Certificate (EPC) before they can be marketed. The government implemented Home Information Packs (HIPs) on a phased basis from 1st August 2008 across England and Wales. The HIP must include an EPC which gives the energy rating of the property. HIPs are now required for the sale of all domestic properties across England and Wales.
From 1 October 2008, Landlords will be required to provide an EPC to prospective tenants at the point of new tenancy. All Landlords must comply with this new legislation or risk facing a hefty fine.
Only fully qualified professionals registered as Domestic Energy Assessors with a government approved accreditation scheme will be allowed to carry out Energy Performance assessments and issue Energy Performance Certificates.
